"I'd love to move to Beaufort NC but I'm scared of flood insurance." I hear this every single week — and it's based on a myth.

Here's the truth. Not every home in Beaufort requires flood insurance. It depends entirely on the flood zone of that specific property. Many homes in Carteret County sit in Zone X — which is a minimal flood hazard area. No mandatory flood policy required!

Now, a lot of homes are in higher-risk zones, and yes — flood insurance there is worth understanding before you make an offer. But that's exactly what I walk every client through before we ever get to that point. You should always be aware of the flood zone of every home that is of interest from the start.

One of the biggest surprises for people relocating to coastal North Carolina compared to Florida is how different the flood insurance landscape can feel between the two states. While both states have coastal flood risks and hurricane exposure, there are important differences in pricing, availability, market stability, and overall affordability.

North Carolina’s flood insurance market is generally viewed as more stable and less volatile than Florida’s, especially outside the highest-risk oceanfront areas. Buyers are often surprised that they can still find relatively competitive homeowners and flood insurance options in many parts of coastal North Carolina. One of the biggest surprises for people relocating to coastal North Carolina from Florida is how different the flood insurance landscape can feel between the two states. North Carolina flood insurance averages are generally somewhat lower overall, though coastal properties can still become expensive depending on location and elevation. In areas like Beaufort, Atlantic Beach or oceanfront communities, premiums can still rise substantially for waterfront or lower-elevation homes. However, many buyers still find North Carolina coastal insurance costs more manageable overall.

The biggest difference many relocating buyers notice is this:

Florida: Insurance costs can become a dominant factor in affordability.

North Carolina: Insurance still matters — especially near the water — but costs are often more balanced relative to home values and taxes.

This is one reason many retirees and relocators are moving from Florida to places like Beaufort, NC or other communities along the Crystal Coast - they feel they are getting a better overall lifestyle value despite rising coastal home prices.

Coastal homeownership is absolutely achievable in retirement — you just need an agent who knows the area, what your comfort zone is and what to look for. if you have questions about relocating to Beaufort or anywhere on North Carolina’s Crystal Coast, feel free to reach out to Catherine anytime at 919-710-2832 (text or call) or lifeonthecrystalcoast@gmail.com
